Summary:
Assists with managing a portfolio of rental properties.
Provides excellent customer service while interacting with internal and external customers including property owners and vendors.

Responsibilities:
Addresses current tenants needs and possible lease/HOA violations.
Assists with superior monthly tenant communication.
Verifies insurance certificates from owners and tenants monthly.
Processes tenant applications in a consistent and fair manner Inspects all properties quarterly with Rental Manager.
Updates master Excel spreadsheet monthly.
Prepares leases and other documents needed related to rentals.
Performs MIMO (Move In/Move Out) procedures for incoming and outgoing tenants.
Responds to service requests, initiates bidding, or issues work orders.
Creates and manages vendor list.
Assists with returning emails and phone calls within 24 hours.
Manages progress of work orders and bids.
Learns each property's features and benefits to assist prospects' tours.
Scans all documents to R drive.
Updates master Excel spreadsheet weekly.
Social Media posting and monitoring.
Practices and adheres to Keystone's Core Values, Mission, and Vision.
Any additional job duties as required by supervisor, such as filing.
Qualification Requirements:
Ability to perform all essential duties and responsibilities listed above with minimal supervision, handling assignments with the highest level of discretion, judgment and independence.
Excellent organizational and time management skills.
Capable of managing competing priorities under pressure and in a fast-paced environment.
Must have excellent customer service skills to provide a high level of customer satisfaction.
Requires ability to perform basic math skills such as addition, subtraction, multiplication, and division.
Requires ability to use computers to record, store and analyze information.
Requires computer proficiency and technical aptitude with the ability to utilize MS Office (Excel, Word, PowerPoint, Google Sheets and Outlook) and various applications used at the company.
Good knowledge of various business machines typically found in an office.
Uses logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
Requires strong attention to detail.
Must be able to solve problems and remain calm and alert during busy activity periods.
Must maintain a clean appearance and professional demeanor.
Must have and valid driver's license and maintain clean MVR.
Must have reliable transportation and the ability to drive to and from communities.
Education and/or
Experience:
High School Diploma or GED required Bachelor's Degree in business or related field preferred, not required Prefer 2 years or more of rental property management or related Work Environment:

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
